Sudhir’s One Ten Apartments In Kololo Nearing Completion, Set To Add 156 Premium Units To Kampala Market
By Gad Masereka
A 15-storey luxury residential tower is approaching completion along Prince Charles Drive in Kololo, with the One Ten Apartments project by businessman Dr Sudhir Ruparelia poised to deliver one of the most comprehensively appointed residential offerings Kampala has seen in recent years.
Developed by Meera Investments Limited under the Ruparelia Group, the building will offer 156 units across a range of configurations from one-bedroom apartments to four-bedroom residences spanning up to approximately 247 square metres. Every unit has been finished with imported Italian tiles and contemporary fittings, targeting the high-income residential segment in a location that remains among Kampala’s most prestigious addresses.
Among the development’s most striking features is a rooftop leisure concept built around a panoramic swimming pool, a poolside bar and a proposed café and relaxation area, elements designed to extend the appeal of the building beyond conventional residential offerings and into a lifestyle proposition for prospective buyers and tenants.
Practical infrastructure has also been built in: underground water storage systems, backup power generators and two-level basement parking ensure that the development can meet the everyday demands of urban living without dependence on external utilities. These features collectively position the One Ten Apartments among the most self-contained residential developments currently available in the capital.
The project follows Meera Investments’ build-to-sell model introduced in 2018, which previously delivered the Tagore Living and Bukoto Living developments. Buyers can secure units with a 20 percent deposit, while investors in rental units are projected to achieve annual returns of between 8 and 16 percent, underpinned by strong and consistent demand for quality accommodation in prime Kampala neighbourhoods.
Sheena Ruparelia, a director in the Ruparelia Group, has described the project as one that combines Kololo’s historic prestige with modern architecture and thoughtfully planned community amenities. Kololo’s positioning near key diplomatic missions, business centres and social infrastructure ensures a steady pool of potential residents, and the nearing completion of the One Ten Apartments adds meaningfully to the stock of high-quality housing in a city where that supply has historically fallen short of demand.
