Sudhir’s One Ten Project Adds New High End Residences To Kampala Skyline

Construction of the high end One Ten Apartments in Kampala’s upscale Kololo suburb is gaining momentum, with developers positioning the project as one of the most ambitious luxury residential developments currently transforming the city’s skyline.
The 15 storey apartment complex, spearheaded by Ugandan businessman Sudhir Ruparelia through Meera Investments Limited, is rising along Prince Charles Drive. Once completed, the project is expected to introduce a new benchmark for premium urban living in one of Kampala’s most prestigious neighbourhoods.
The development will feature 156 upscale apartments designed to accommodate a range of buyers seeking spacious and modern city residences. Units will range from one bedroom apartments to expansive four bedroom homes, with two bedroom units measuring between 123 and 170 square metres. Three bedroom apartments will span between 183 and 250 square metres while the largest four bedroom residences will extend to about 247 square metres.
Developers say the project is intended to respond to growing demand for high quality residential property in Kampala, particularly among professionals, expatriates and investors looking for secure and well serviced accommodation in prime locations.
According to the developers, the apartments will be fitted with high end finishes including imported Italian tiles, contemporary fittings and carefully designed interior spaces aimed at combining comfort with modern elegance.
The building will also incorporate lifestyle facilities designed to elevate the living experience for residents. Among the standout features is a rooftop swimming pool that will provide sweeping views of Kampala’s skyline, accompanied by a poolside bar and a café space intended to create a relaxed social environment within the complex.
Infrastructure provisions have also been built into the design to ensure reliability and convenience for residents. The tower will include underground water storage systems, standby power generators and secure parking arranged across two basement levels.
The One Ten project forms part of Meera Investments’ build to sell residential strategy introduced in 2018, an approach aimed at expanding the supply of high quality housing within the city’s rapidly evolving real estate market.
Over the past decade, Meera Investments has been responsible for several residential developments across Kampala, including Tagore Living and Bukoto Living, which have attracted buyers seeking modern housing within established neighbourhoods.
Industry analysts say projects of this scale reflect the continued growth of Kampala’s property sector, driven by urban expansion, a rising middle class and increasing interest from diaspora investors.
Potential buyers are able to secure units with a 20 percent deposit, while investors are expected to benefit from strong rental demand in prime locations such as Kololo. Property experts estimate that rental returns in the city’s high end residential segment can range between eight and sixteen percent annually.
Speaking previously during the unveiling of the development, Ruparelia described real estate as a key driver of economic growth and wealth creation, noting that projects such as One Ten are designed to deliver internationally competitive housing standards.
The Managing Director of the Ruparelia Group, Sheena Ruparelia, also noted that the project was carefully designed to blend modern architecture with the prestige associated with Kololo.
Kololo remains one of Kampala’s most sought after residential areas, hosting diplomatic missions, international organisations and some of the city’s most exclusive homes. Its proximity to the central business district and key social amenities has continued to attract both residents and property investors.
Once completed, the One Ten Apartments are expected to further strengthen the Ruparelia Group’s presence in Uganda’s real estate sector, adding to a growing portfolio of landmark developments that includes Kingdom Kampala and Pearl Business Park. The project also reflects the broader transformation taking place across Kampala as developers respond to the city’s increasing demand for modern, high quality urban housing.
