Muwema & Co. Advocates Evicted from Kololo Offices After Failing to Pay Shs1.34 Billion in Rent

A leading law firm in Kampala, Muwema & Co. Advocates, has been evicted from its rented offices in the upscale Kololo area after reportedly failing to settle rent arrears totaling USD 372,300 (approximately UGX 1.34 billion) owed to Downtown Investments Ltd.

The eviction was carried out on Friday morning when court bailiffs and security personnel arrived at the premises to enforce the landlord’s repossession order.

Witnesses reported that office furniture, files, computers, and other equipment were removed during the process as the firm vacated the building.

According to sources close to the landlord, Downtown Investments Ltd had made multiple attempts to recover the outstanding rent through formal notices and negotiations with the law firm over several months.

When these efforts failed, the company sought legal intervention, which culminated in the eviction.Kololo is known for hosting some of Kampala’s most prestigious offices, including law firms, diplomatic missions, and corporate headquarters.

The eviction of Muwema & Co. Advocates, a firm recognized for handling high-profile legal cases, has therefore raised eyebrows in both the business and legal communities.

Attempts to reach officials from Muwema & Co. Advocates for comment were unsuccessful as of press time.

It remains unclear whether the firm intends to challenge the eviction in court or relocate its operations to another part of the city.

Legal experts note that the case highlights the growing trend of commercial landlords taking decisive action against tenants who default on rent, especially in prime business areas where demand for office space remains high.

This eviction adds to ongoing discussions about the financial challenges faced by professional firms in Uganda, particularly amid rising operational costs and economic pressures.
